Gerald Hitman says the stress of building his ideal home drove him to the edge at times. He is aware of the irony; it stands on the site of what was Europe's largest mental institution.

Indeed the shortage of right-angles in the design of the sprawling modernistic edifice might well drive many householders crazy, but for him it turned out to be a delight.

"It is the only place where I have ever lived where the house hasn't got in my way," he says. "In most houses, you have to live within the constraints of their shape, it controls how you carry out your daily activities. But not this one."

John Tempest, the architectural historian and former RIBA (the Royal Institute of British Architects) vice president, described it as 'the best contemporary house built in England since the 1930s' and Giles Worsley, this paper's late architecture editor called it 'the most radical house in England'.

Now Hitman, 56, a 6ft-plus Falstaffian character of ample girth and avuncular tone, is looking for new challenges in his career as a property developer. He is selling his home, The Old Zoo, so named because it stands where psychiatric patients once petted animals as part of their therapy. Hitman is open for offers above £2 million.

The price includes 17 acres of grounds, acclaimed by the leading landscape designer John Brookes, as 'the premier contemporary gardens in the north of England'.

Hitman came to this pretty corner of Lancashire called Old Langho, seven miles north of Blackburn, 15 years ago. Originally from London, he had made a fortune in the Northeast buying and selling leases and freeholds. In 1982 he bought a package of deeds to properties in Lancashire. Among them was a 999-year lease for Brockhall Hospital, originally built in 1904 as an Inebriate Women's Reformatory, and used latterly - in a more PC age - as an NHS hospital for People with Learning Disabilities. It housed up to 3,500 patients and had 42 acres of grounds. He paid just £750 for it.
