Each epoch applies its peculiarities to our life. Nowadays in the era of crisis there are more and more challenges to cope with. How could we lead this process? Further we will speak about two phenomena related to the successful resolutions. As for the first, it’s a transition management which searches for the continuous process of transformation of social and political landscapes. So, it is the governance in the era of changes and challenges or even it may be connected with the crisis. In these conditions as it was mentioned by the professor Dr. Jan Chr. van Dalen, proven knowledge is not sufficient, or even improper to solve manifest problems. Social, economic and environmental systems become instable. Business process becomes more complicated and dynamic. So, do we need something stronger that just simple solutions? Secondly, as it was also presented by the Dr. Leo Laanen, there is an efficient way to resolve the problems of business such as a facility management. The FM is the integration of different processes within an organization to maintain and develop the agreed services which support and improve the effectiveness of its primary activities. Are all these things so necessary nowadays? Let us consider possible pros and contras below.

The facility management appears as an instrument which can help to organize a business process effectively and profitably. As it was noted, the facility management doesn’t have any precise determination. It means that this area is multifaceted enough, including such points as accommodation, services and equipment. And it’s also multilevel (strategic, business, end user and cooperate levels). This diversity allow us to reach such goals as a reduction of costs and risks, an increase in flexibility, an image improvement, a solution of potential problems and the problems of value added before they become large etc. Facility manager is a mediator between the supplier and the customer who furthers the trouble-free business process.

As far as I’m convinced FM is extremely important to contribute to the success of any company. At a corporate level, it contributes to the accomplishment of strategic and operational goals. Corporate effort is aimed at the business strategy and operations to achieve it. But to make it work we need to connect all the different links as if it were a concert of an orchestra. Every musician could be genius, but there should be something that connects and coordinates them. Something that would look at them on the third hand like extraneous force.

On a routine level, effective facility management provides a harmless and efficient working environment by integrating people, place, process and technology, which is vital to the performance of any business. Why? Because these 4 factors are often disconnected or/and uncoordinated. And they also need creation of the conditions for their well coordinated work.

Of course, there are some organizations which look at the FM as a “commodity” because the role of facility manager is now underestimated and the people are not informed enough about it. It leads to disapproval of resources and time.

A possible way to reduce costs is the effective exploitation of the available real estate, and as a result, the concentration of enterprises. For example, it is impossible to work productively in a poorly lit, cold or dirty room. Unfortunately, the majority of real estate management consists of an unimaginable number of contracts, and the costs of maintenance and operation of buildings consume huge amounts of money. And here FM combines not only technical or economic problem solution, but also coordinates them between each other in a practical way, that is the most important thing to remember.

Facility management tasks are integrated. First of all it is the cost savings. It is achieved in two ways: by reducing the cost of resources consumed, especially energy, and optimal placement of equipment and personnel. Also, the providing a comfortable elaboration of the business processes primarily maintaining of the optimum environmental conditions. And, at last, the ability to service and subsystems to prevent the occurrence of extreme situations, and when they occur - to prevent or reduce to a minimum the loss of property .

The introduction of elements of FM is essential for the majority of the companies to learn how to profit from the available resources at their disposal through the optimum use, which
